The mid-1950s building, which housed the Foundation\u2019s classrooms until June 2018, has been <strong>demolished<\/strong>, and attention has now shifted to the future of the site\u2014soon to be home to <strong>eight brand-new apartments<\/strong> in one of Bergamo\u2019s most prestigious central areas.<\/p>\n\n\n\n<p>The project is led by <strong>Ma.Ma. Srl<\/strong>, the company owned by entrepreneurs <strong>Marco Cefis<\/strong> and <strong>Matteo Zanetti<\/strong>, fresh off a sold-out success with their <strong>&#8220;Albricci 10&#8221;<\/strong> development in the <strong>Conca d\u2019Oro<\/strong> neighbourhood\u2014another former historic building (the old clergy residence) that was razed and converted into high-end residential units.<\/p>\n\n\n\n<p>Here on the Viale, the constraints are tighter. Once again, the design is in the hands of architect <strong>Luciano Togni<\/strong>, as with the previous project. But this time, the brief had to adhere closely to preservation guidelines laid down by <strong>Palazzo Frizzoni<\/strong> (Bergamo\u2019s town hall) and the <strong>Superintendence for Cultural Heritage<\/strong>. That meant strict limits on <strong>materials, form, and colour<\/strong>\u2014not to mention <strong>volume<\/strong>.<\/p>\n\n\n\n<p>\u201cWe\u2019ll rebuild on the same footprint, with the same volume and the same height,\u201d explains architect Togni. \u201cThere will be no extension\u2014not even a single extra cubic metre. The building will follow the exact shape of the former Montessori school.\u201d<\/p>\n\n\n\n<p>The new building will rise over <strong>four storeys<\/strong>, with <strong>two apartments per floor<\/strong>. Technically, they won\u2019t be classed as luxury properties (each will be under <strong>240 square metres<\/strong>), but they\u2019ll range from <strong>100\u2013120 to 150 sqm<\/strong>, available as <strong>three- or four-room units<\/strong>. Each apartment will include a <strong>dedicated parking space<\/strong> in the underground garage\u2014built within the <strong>existing basement<\/strong> structure from the old school.<\/p>\n\n\n\n<p>\u201cAgain, we\u2019ve respected the previous volumes of the school\u2019s original underground levels,\u201d Togni confirms.<\/p>\n\n\n\n<p>The architecture will be <strong>contemporary<\/strong>, with <strong>plastered fa\u00e7ades<\/strong> and a <strong>pitched roof<\/strong>. The only new additions will be <strong>balconies<\/strong>, while large windows on the <strong>north-facing fa\u00e7ade<\/strong> will echo the original school\u2019s generous panes. A band of <strong>natural stone<\/strong>\u2014specifically <strong>Ceppo di Gr\u00e9<\/strong> from <strong>Lake Iseo<\/strong>\u2014will adorn the base of the building. As for the colour of the plaster, the decision will be made by the <strong>municipal Landscape Commission<\/strong>. Minor details, according to Togni.<\/p>\n\n\n\n<p><strong>COSPE Costruzioni<\/strong>, based in <strong>San Paolo d\u2019Argon<\/strong>, is handling the works. The <strong>two-week demolition period<\/strong> is set to conclude this Friday, and construction will begin immediately after. The timeline is a <strong>standard 18-month schedule<\/strong>, with completion expected by <strong>the end of 2021<\/strong>.<\/p>\n\n\n\n<p>This brings closure to a story that began several years ago, when the <strong>Montessori Foundation<\/strong> decided to sell off its cramped, logistically challenging premises beneath the Venetian Walls and build a <strong>new school<\/strong> between <strong>Longuelo<\/strong> and the <strong>Briantea<\/strong> area.<\/p>\n\n\n\n<p>The project, initially entrusted to <strong>Viaviale<\/strong>, a company associated with former UDC member <strong>Nicola Gritti<\/strong>, stalled in <strong>2014<\/strong> due to <strong>legal disputes<\/strong> between the firm and the original contractor.
